The villa is very practical throughout.  There is underfloor central heating in all areas, with six independent zones, and all bedrooms are air-conditioned.  All the windows and doors are of modern double-glazed aluminium construction with fly screens and secure shutters in a stylish dark grey finish.

The 55 m2 pool has an infinity/waterfall edge facing the sea, and the new owners will be able to watch village life below while relaxing in the pool.  The pool is approx 2.3 metres in depth at it's deepest, so can cope with diving.  There are stairs down from the huge pool terrace to the spacious walk-in pump room allowing very easy pool maintenance.  The same stairs also lead to a clean modern toilet for swimmers to use rather than going through the house.  On the pool terrace there is also an outdoor shower for swimmers, with hot and cold water.

On entering the villa through a handmade traditional oak door, there is a large entrance hall which gives access to all the rooms of the upper floor, including a guest cloakroom.  From the hall we can also walk through to the large east terrace with wind-out awning, which also leads to a small sunken patio facing south.

The living/dining room has windows facing the sea, and patio doors onto the balcony that runs around two sides of the house.  This comfortable living space has a wood-burning stove that easily heats the room without any help from the underfloor heating.

The modern kitchen has patio doors facing the sea, and outside is a decked area where breakfast can be taken overlooking the pool and the sea view.  The kitchen has ample worktops and high and low cupboards, and a marble-top island unit with wine cooler and freezer under.  There is a large larder fridge, electric hob, and eye-level double oven.  Off the kitchen there is a utility room fitted with cupboards, a double sink and drainer, a washing machine, and space for a tumble dryer.

The master bedroom has patio doors with dramatic mountain views to the east.  The en-suite has windows to the west, and all the usual facilities including a bidet and a huge wet-room style shower.

Downstairs there are two more good size double bedrooms with patio doors opening on to the pool terrace.  All the bedrooms have large fitted wardrobes.  The bathroom downstairs has a bidet and a large walk-in shower.

All the plumbing is modern and toilet paper can be flushed.  Hot water is supplied from solar panels with backup electric immersion heater.  The water supply is pumped so there is always good pressure, and with a large 25,000 litre holding tank the villa is protected from interruptions to the village supply.

Downstairs there is also a large basement of around 95 m2 which is warm and dry.  The basement can be accessed from inside the house or from outside.  There is a separate machine room housing the water pump for the domestic supply, and also the heat pump and buffer tank for the underfloor heating.

 

The villa is an easy 40 minute drive from Heraklion airport, 15 minutes from Neapoli, and 30 minutes from Agios Nikolaos
