The west side portion is about 60 acres in size and is completely wooded with a gravel access and small clearing.Managed timber harvest made in 2022. The forest is in excellent condition. There remains a significant timber value.The internal road and trail systems on this side are in excellent condition. The trail system covers the tract and leads to the adjoining 2, 944 acres of Boutwell Hill State Forest Land. The east side portion is about 32 acres in size and is about half open and half woods. The front portion is open and gently sloping from the road to the stream that flows through the property. The ground is a little wetter here and there is about 8 acres showing on the State mapping as possible wetland. Once you cross the creek, you enter another well-stocked timber lot. The timber here was not cut previously and also carries a significant value. The property is currently leased for hunting and the lease will be canceled by the Seller prior to closing.
