The following off-grid alternative energy systems are in place and functional:The main solar system provides power to the cabin lights and HVAC system. This solar system consists of a total of (15) south facing solar panels that are 230 Watts each, (4) Lithium Iron Phosphate EG4 batteries, (2) separate inverters and (2) EG4 Chargers. The rainwater collection pressurizing pump is powered by a separate solar system consisting of (1) 100 Watt solar panel, Lead Acid Battery and 12VDC water pump rated for 3 GPM and 45 psig. There are three separate gasoline powered generators that can be used to charge the solar batteries during times of high energy usage or extended periods of cloudy weather. There is a Black Diamond 3500 Watt generator, Power Smart 4400 Watt generator and Predator 5500 Watt generator. Septic System: There is a conventional septic system for the cabin. Rainwater Collection System: There is rain guttering on 1/4 of the cabin roof that collects rainwater for storage in a 325-gallon plastic tank. Additionally, there are (4) 275 gallon plastic water tanks and a Predator 40 gpm gasoline powered transfer pump that are included in the sale price. Note: This area of southeastern Oklahoma receives 48 inches of rainfall per year on average so a rainwater collection system is very practical. There is a 16-gallon Propane storage tank that is used for the kitchen cook stove. The cabin has a nice heavy duty wood burning stove as a primary heat source. The property is covered with a nice stand of native timber that will provide a renewable source of firewood. There is a 9, 000 Btu/hr ductless mini-split HVAC system that is powered by the solar system. Cabin:There is a 12 foot wide x 36 foot long cabin on the property with 1 Bedroom, Living Room and Kitchen Area. The cabin has a 8 foot x 12 foot covered front porch and two covered carports. Shower Building: There is a shower building that is roughly 10 feet x 10 feet that has its own solar system to power a 12VDC water pump. There is a small propane storage tank and an on-demand propane hot water heater. Storage Building: There is an 8 foot x 10 foot storage building that will convey with the property. Dog Pen: There is a 10 foot x 10 foot chain link dog pen with cover that will convey with the property. There are roughly 5 acres of land that are flat to gently sloping and covered with a nice stand of timber that is native to southeastern Oklahoma including a diverse variety of oak trees, hickory, elm, eastern red cedar and a nice scattering of native shortleaf pine trees. The cabin sits roughly 300 feet off the county road for privacy. Additionally, there is a walking trail behind the cabin to the far West side of the property that has a couple of seasonal mountain creeks. The future owners can have a vegetable garden but it will need to be done with raised beds. Wildlife are frequently seen on the property and surrounding area.
